Bespoke Building Management System

Prestigious Private Estate Farnham, Surrey

Project Overview

Kern Controls was commissioned to design and commission a bespoke Building Management System (BMS) for a substantial private residence in Farnham, integrating renewable energy systems, conventional heating plant and luxury home automation into one intelligent control platform.


The property features Ground Source Heat Pumps, gas boiler plant, a geothermal borehole array, underfloor heating, air conditioning and extensive mechanical services. These systems were brought together through a central BMS, fully integrated with the property's Control4 smart home system to provide seamless monitoring, intelligent automation and comprehensive fault reporting.


The result is a highly efficient, resilient and future-proof installation that quietly manages the property's complex engineering while providing a simple user experience for the homeowner.

The Challenge

Large private residences often contain numerous independent mechanical systems, each with their own controls and operating requirements.


For this project, Kern Controls was tasked with integrating:


• Ground Source Heat Pumps
• Geothermal borehole array
• Gas boiler plant
• Air conditioning systems
• Underfloor heating
• Domestic hot water generation
• Building-wide fault monitoring
• Control4 home automation


The objective was not simply to connect these systems together, but to develop intelligent control strategies that would maximise efficiency, protect the building and reduce long-term operating costs.

Intelligent Renewable Energy Management

At the heart of the property is a geothermal borehole installation serving the Ground Source Heat Pump system.


During the heating season, the heat pumps extract renewable thermal energy from the boreholes to provide efficient low-carbon heating throughout the property.


During warmer months, the Building Management System reverses this energy flow by rejecting heat removed from the property's air conditioning system back into the ground through the same borehole array.


Rather than acting solely as a heating source, the borehole becomes part of a
complete energy exchange system, allowing the property to benefit from renewable heating in winter and efficient heat rejection during summer.


The Building Management System continuously manages this process to maximise system efficiency whilst maintaining occupant comfort throughout the year.

Intelligent Plant Sequencing

The Building Management System continuously monitors system demand and supervises operation of both the Ground Source Heat Pumps and the gas boiler plant.


Renewable heating is prioritised wherever possible to maximise efficiency. Should additional capacity be required during periods of high demand or extreme weather, the gas boilers are automatically enabled to supplement the renewable system.


This intelligent sequencing provides the perfect balance between sustainability, resilience and occupant comfort while ensuring plant equipment always operates under optimum conditions.

Bespoke Retrofit Engineering

One of the most rewarding aspects of the project involved overcoming limitations within the existing installation without requiring disruptive building works.


Rather than recommending extensive alterations to completed interiors, Kern Controls developed bespoke engineering solutions that significantly enhanced system performance while preserving the finished property.

Wireless Environmental Monitoring

Certain areas required additional temperature monitoring to improve control
performance, however installing new wiring throughout the completed building was neither practical nor desirable.

Wireless environmental sensors were integrated into the Building Management System, providing accurate room temperature feedback without disturbing the property's finishes.


This allowed the BMS to make significantly more informed control decisions while avoiding unnecessary disruption to the homeowner.

Intelligent Underfloor Heating Floor Protection

Protecting expensive floor finishes presented another engineering challenge.
The original installation had not included floor temperature sensors beneath the underfloor heating, meaning traditional floor protection methods were impossible without lifting finished flooring.


Instead, Kern Controls engineered an intelligent retrofit solution using flow and return temperature sensors installed directly onto the underfloor heating pipework.


By continuously monitoring water temperatures and analysing the thermal
characteristics of each circuit, the Building Management System intelligently limits heating output to help protect floor finishes from excessive temperatures.


This innovative approach delivered effective floor protection without invasive building work, demonstrating the flexibility of bespoke Building Management engineering.

Control4 Integration

The Building Management System was fully integrated with the property's Control4 smart home platform, allowing building services to sit alongside lighting, entertainment and home automation within a single user interface.


While homeowners interact with a clean and intuitive Control4 interface, the Building Management System continues to perform the complex engineering calculations, plant sequencing and equipment protection strategies in the background.


This creates a seamless experience that combines luxury home automation with commercial-grade building controls.

Intelligent Fault Reporting

Reliable operation is critical within a property of this scale.


The Building Management System continuously monitors all major mechanical plant and generates detailed fault notifications whenever abnormal operating conditions are detected.

Remote access allows maintenance engineers to diagnose many issues before attending site, reducing downtime and ensuring potential problems are identified quickly before developing into larger failures.


This proactive approach significantly improves long-term reliability while simplifying ongoing maintenance.

Management System in a complex, high-end residential environment.


By integrating Ground Source Heat Pumps, geothermal energy exchange, gas boiler plant, underfloor heating, air conditioning and Control4 home automation into one intelligent platform, Kern Controls delivered a solution that combines renewable energy, advanced engineering and luxury living.
